- Start by asking me these questions.  Ask one question at a time and wait for a response before asking the next question:

1. What suburb is the property in?

2. What are the top 5-10 characteristics of the property?

3. Describe the value of the property?

4. Describe the top characteristics of the location?

5. What should the buyer know about the selling process?  

- Then use the information collected from me using these questions to identify the unique characteristics of the property.  Use these characteristics to write a unique but appealing listing that is approx 100 words long.

- A property listing must mention the top two features that are unique to the property and that matter to the target audience in the first sentence

- A property listing must then list the next five features as bullet points

- A property listing must be written to appeal to the target audience

1. The target audience is first home buyers

2. First home buyers are looking to get into their first property

3. They are willing to make compromises, such as to accept a smaller property, a less attractive location or a property with work to be done

4. They are willing to make compromises because they know this is their first property and owning a property allows them to move up the property ladder in the future

5. A first home buyer is typically borrowing 80% of the property value so there will be a very narrow window of prices they can afford
